Some recent notable real estate deals in the Buffalo Niagara region:



1) Location: 3977 Seneca St., West Seneca

Price: $17.48 million

Buyer: Jim Campofelice and Campofelice family, through Southgate Associates LLC

Seller: Lambein family, through Southgate Plaza Inc.

Planned Use: Continued operation of Southgate Plaza in West Seneca. The 550,000-square-foot neighborhood shopping plaza, which is almost 100 percent occupied with over 100 retail and office tenants, was built in 1954 by former banker-turned-developer Carl J. Lambein, who retained ownership until he died in 2009. Jim Campofelice’s father, Frank Sr., was a superintendent for the general contractor who helped to build the plaza, and the acquisition closed on his 91st birthday.



2) Location: 4039 Genesee St., Cheektowaga

Price: $7,701,806.39

Buyer: McGuire Development Group, through MDC Concourse Center LLC

Seller: Ciminelli Real Estate Corp. and other local investment groups, through Concourse Center LLC

Planned Use: Repositioning and re-leasing. Property is the Concourse Center, a 461,735-square-foot industrial warehouse and distribution facility on 23.167 acres across the street from the Buffalo Niagara International Airport. Includes 116 loading dock doors. About 300,000 square feet is currently vacant, so “it’s fairly empty,” said Danielle Shainbrown, vice president at McGuire. The building’s current anchor tenant is Buffalo Hospital Supply, which occupies front administrative offices and about 50,000 square feet. Iron Mountain also has a supplemental storage facility in the building, and Regional Integrated Logistics, a trucking and storage firm that does transportation work for Dollar Tree, also operates from the building.



3) Location: 1705 Fashion Outlet Blvd. and unspecified additional land on Fashion Outlet Boulevard, Niagara

Price: $6,475,775

Buyer: The Macerich Co. of Santa Monica, Calif., through Fashion Outlets II LLC

Seller: KDM Development Corp. of Pittsford, through Sabre Park Associates LLC

Planned Use: Uncertain. Sale occurred as part of foreclosure auction by The Macerich Co., a retail real estate investment trust which owns the adjacent Factory Outlets and held the mortgage on the property. Property is currently the 31.9-acre Sabre Park mobile home community.



4) Location: 756 and 784-790 Center St., Lewiston

Price: $1.4 million

Buyer: Ellicott Development Co. of Buffalo, through 7712 Group LLC

Seller: Hogan & Willig PLLC Profit Sharing Plan of Amherst

Planned Use: Mixed-use redevelopment, including retail, residential and commercial. Property consists of three older commercial buildings in front and vacant undeveloped land in the back on 4.1 acres in the main business district of the Village of Lewiston, at Center and Eighth streets, with frontage on Onondaga Street. There’s one small building at 756 Center and two larger buildings at 784, with all occupied. Tenants include an antique shop, a pizzeria and a pet store. Ellicott CEO William Paladino said the company is “not sure yet what we will save and what we will demolish,” but hopes to present a plan to the Village of Lewiston “within a couple of months.”



5) Location: 556, 558, 560 & 564 Franklin St., Buffalo

Price: $1.29 million

Buyer: Sinatra & Co. Realty of Tonawanda, through Franklin North Group LLC

Seller: Gerald T. Stay/Great Arrow Management of Buffalo, through Poinsett Corp.

Planned Use: Investment. The properties consist of three separate parcels in the Allentown District, with two stately, turn-of-the century red brick mansions and a carriage house that have been converted to eight units of Class A office space and apartments. Located at the corner of Franklin and North streets, the buildings total 32,087 square feet of gross space and 28,000 square feet of commercial space, with parking. Long-term professional tenants include Wood Dentistry, Child Advocacy Day Care and Chameleon Studios.



6) Location: 4950 Main St., Amherst

Price: $1.2325 million

Buyer: Lake Shore Savings Bank

Seller: First Niagara Bank, N.A.

Planned Use: Will become 11th branch, and sixth in Erie County, for Dunkirk-based Lake Shore, a subsidiary of Lake Shore Bancorp. Branch, which was formerly a Greater Buffalo Savings Bank location before First Niagara acquired that bank.



7) Location: 2601 Millersport Highway, Amherst

Price: $940,000

Buyer: West Herr Automotive Group, through West Herr Acquisitions LLC

Seller: James L. Collins Sr. and Patricia S. Collins

Planned Use: Land accumulation for possible future development, but no current plans, according to West Herr spokeswoman Annette Smith. West Herr is likely to pave and upgrade the property, and will probably put some cars on it, too, said Vito Picone, broker at McGuire Development Group, who represented the sellers. Property, with 445 feet of frontage on Millersport Highway, is located across the street from the West Herr Ford-Lincoln dealership.



8) Location: 25 Denrose Drive, Amherst

Price: $618,200

Buyer: Jack Turesky of East Amherst, through True Sky LLC

Seller: First Continental Realty of Miller Place, N.Y., through Branch Point LLC

Planned Use: Investment. Property is an apartment building with large two-bedroom units in the Willow Ridge area, with rents starting at $800 per month. Seller is a real estate rental and leasing firm on Long Island. Managed and leased by Bella Vista Group in Bowmansville.



9) Location: 1105 Wehrle Drive, Amherst

Price: $550,000

Buyer: Niagara Frontier Transportation Authority

Seller: Jeff and Karen Wetzel, through 1105 Wehrle Limited Partnership

Planned Use: Airline safety. NFTA acquired the 0.63-acre retail property, which houses a closed Mobil gas station, because it is within the runway protection zone for the Buffalo Niagara International Airport, located right behind it and operated by NFTA. Property is on the southeast corner of the intersection of Wehrle and Cayuga drives, with 30 feet of easement. Agency spokeman Doug Hartmayer said the Federal Aviation Administration encourages airports to buy property in runway protection zones whenever possible to eliminate possible obstructions to flights. The purchase was 75 percent funded by the FAA.



10) Location: 6301 Sheridan Drive, Amherst

Price: $355,000

Buyer: Uniland Development Co., through The Uniland Partnership of Delaware LP

Seller: Ronald G. Woernley

Planned Use: Part of planning upcoming 70-unit residential apartment project just east of Uniland’s Sheridan Meadows Corporate Park, at Sheridan Drive and Transit Road. Most of the two-story units will have three bedrooms, but some will be one- or two-bedroom apartments. Construction on the joint venture with Bliss Construction is slated to start in the spring. Property currently has an 1,875-square-foot, single-story, three-bedroom, single-family ranch house, on 2.25 acres.



11) Location: Vacant land on County Line Road, Hartland

Price: $300,000

Buyer: Roderick Farrow through Stillwater Land Company LLC of Waterport

Seller: Roger E. Lamont of Albion

Planned Use: Vegetable and grain farming. Farrow, who previously bought Lamont Fruit Farm from the Lamont brothers, has now acquired another 200 acres of vacant land on County Line Road from Lamont. Includes two parcels of 87 acres and 122.4 acres, respectively.



12) Location: 74 Kirkover St., 1343 & 1355 Clinton St., Buffalo

Price: $259,000

Buyer: Ralph Dailey

Seller: L&F Properties

Planned Use: Uncertain, but likely industrial. Clinton Street property is a 16,850-square-foot, single-story, vacant industrial manufacturing building, Former home of Rodgard Corp. and formerly owned by Astronics Corp.



13) Location: Vacant land on Ward Road, Orchard Park

Price: $250,000

Buyer: Raymond J. Thompson of Orchard Park, through Skylark Property Holdings LLC

Seller: Girl Scouts of Western New York Inc.

Planned Use: Uncertain. Property is the former Camp Sky High of the Girl Scouts of Western New York, which announced in February that it would divest three more camp properties in the area.
