Selling Points: Notable real estate deals in Buffalo Niagara

Some recent notable real estate deals in the Buffalo Niagara region:



1) Location: 2799 Walden Ave., Cheektowaga

Price: $2.375 million

Buyer: Benderson Development Co., through Buffalo Walden Dick Rd LLC

Seller: American Axle & Manufacturing Inc. of Detroit

Planned Use: Future retail or industrial development by Benderson. Former American Axle plant, with two-story, 130,000-square-foot industrial warehouse facility on 16.09 acres at Dick Road and Walden Avenue. Built in 1990 for Price Club, taken over by Builder’s Square in 1991, acquired by Uniland Development Co. and sold to American Axle for $5.6 million in 2000. Closed by American Axle last February, with 88 layoffs.



2) Location: 1085 Eggert Road, Amherst

Price: $2.125 million

Buyer: Zaepfel Development Co., through 1085 Eggert Road LLC

Seller: Kadimah School of Buffalo Inc. of Amherst

Planned Use: Shared school building for Center for Handicapped Children’s CHC Learning Center, now located on Lawrence Bell Drive in Amherst, and Kadimah, which will remain in its building in one wing. Kadimah is a K-8 Jewish community day school, founded in 1959. CHC is a school for severely handicapped children.



3) Location: 145, 149 and 159 Swan St., 168 Seneca St. and 17 Nicholas St., Buffalo

Price: $1.91 million in three transactions ($697,500, $609,150, and $600,000)

Buyer: Jake Schneider/Schneider Design Architects PC of Buffalo, through Swan Street Buffalo LLC

Seller: Synthetic Textiles Inc. of Buffalo, James T. Sandoro, and The Buffalo Transportation Museum

Planned Use: Will convert two large buildings and a parking lot into The Apartments at the Hub, a mixed-use development encompassing 10,000 square feet of commercial space and 50 upscale apartments. Schneider is an architect-turned developer. Sandoro owns the Buffalo Transportation Museum.



4) Location: 101-111 Great Arrow Ave., Buffalo

Price: $900,000

Buyer: Tapestry Charter School of Buffalo

Seller: Anderson Equipment Company (NY) Inc. of Tonawanda

Planned Use: Possible future expansion for new facilities and community spaces for K-12 charter school founded in 2001. Seven-acre property is located adjacent to school’s existing campus at 65 Great Arrow. Anderson is now on Military Road in Tonawanda.



5) Location: 4245 McKinley Parkway, Hamburg

Price: $895,000

Buyer: Ming Li of Amherst, through A&J Ming LLC

Seller: The Restaurant Group LLC of Rochester

Planned Use: New Titan’s Steakhouse restaurant in former Perkins location, to be owned and operated by Li and his wife, owners of Kyoto Japanese Restaurant on Maple Road in Amherst.



6) Location: 370 Franklin St., Buffalo

Price: $800,000

Buyer: Trinity Episcopal Church of Buffalo, through Trinity Rising LLC

Seller: Lucy Curley Teresi of Buffalo

Planned Use: Uncertain. Property is 5,867-square-foot upscale office building on 0.47 acres, with parking, between Tupper and Edward streets in downtown Buffalo. About 3,500 square feet can be leased. Former home of Lucy Curley & Co., a woman-owned sole-proprietor grant and loan consulting business that writes grants and loan requests for municipalities, businesses and nonprofits.



7) Location: 191-199 Bird Ave., Buffalo

Price: $600,000

Buyer: Bird & Grant LLC of Cheektowaga

Seller: 191 Bird Ave LLC of Eggertsville

Planned Use: Investment. Property is a 15,000-square-foot garden-style low-rise brick apartment building with 19 units, almost all occupied. Recently renovated. Located near Grant Street.



8) Location: 5155 & 5159 Genesee St., Lancaster

Price: $600,000

Buyer: Joseph A. Salvatore/Salvatore’s Italian Gardens of Cheektowaga, through Italian Gardens Real Estate Corp.

Seller: Paul Stephen/Stephen Development of Clarence, through SK Development of WNY LLC

Planned Use: Uncertain, but property is right next to Salvatore’s Italian Gardens restaurant.



9) Location: 622, 631 & 673 Ontario St., Buffalo

Price: $498,000

Buyer: Peter G. Demakos, through 673 Ontario LLC

Seller: Niagara Blower Co. of Buffalo

Planned Use: Continued offices for Niagara Blower. Largely paper transaction for possible financial purposes, as Demakos is president of Niagara Blower and owner of 673 Ontario.



10) Location: 4318 S. Buffalo St., Orchard Park

Price: $415,000

Buyer: Jackie Ennis of Orchard Park, through 4318 S. Buffalo St LLC

Seller: Lizabeth S. Docherty

Planned Use: New location for Continental Group of Companies, a firm owned by Jackie Ennis’ husband, James Ennis. Property is 7,400-square-foot office building, on 0.33 acres, in Village of Orchard Park.



11) Location: 51 Anderson Road, Cheektowaga

Price: $330,000

Buyer: Shilpa J. Patel of Orchard Park, through Aardee & Sons Inc.

Seller: Veolia Environment SA of France, through Veolia ES Industrial Services Inc.

Planned Use: Uncertain. Property is a vacant industrial warehouse. Veolia is a Paris, France-based publicly traded water utility and environmental services company. Veolia had previously acquired Onyx Industrial Services Inc., which is the former owner of the property.



10) Location: 845 Cayuga St., Lewiston

Price: $300,000

Buyer: EMHA LLC of Lewiston

Seller: Kelly A. and Betty Gwin of Charlotte, N.C.

Planned Use: Continued operation of Frontier Lanes, a 40-lane bowling alley and sports bar in a 33,537-square-foot, single-story building, constructed in 1980.
