1) Location: 2799 Walden Ave., Cheektowaga
Price: $2.375 million
Buyer: Benderson Development Co., through Buffalo Walden Dick Rd LLC
Seller: American Axle & Manufacturing Inc. of Detroit
Planned Use: Future retail or industrial development by Benderson. Former American Axle plant, with two-story, 130,000-square-foot industrial warehouse facility on 16.09 acres at Dick Road and Walden Avenue. Built in 1990 for Price Club, taken over by Builder’s Square in 1991, acquired by Uniland Development Co. and sold to American Axle for $5.6 million in 2000. Closed by American Axle last February, with 88 layoffs.
2) Location: 1085 Eggert Road, Amherst
Price: $2.125 million
Buyer: Zaepfel Development Co., through 1085 Eggert Road LLC
Seller: Kadimah School of Buffalo Inc. of Amherst
Planned Use: Shared school building for Center for Handicapped Children’s CHC Learning Center, now located on Lawrence Bell Drive in Amherst, and Kadimah, which will remain in its building in one wing. Kadimah is a K-8 Jewish community day school, founded in 1959. CHC is a school for severely handicapped children.
3) Location: 145, 149 and 159 Swan St., 168 Seneca St. and 17 Nicholas St., Buffalo
Price: $1.91 million in three transactions ($697,500, $609,150, and $600,000)

Planned Use: Will convert two large buildings and a parking lot into The Apartments at the Hub, a mixed-use development encompassing 10,000 square feet of commercial space and 50 upscale apartments. Schneider is an architect-turned developer. Sandoro owns the Buffalo Transportation Museum.
4) Location: 101-111 Great Arrow Ave., Buffalo
Price: $900,000

Seller: Anderson Equipment Company (NY) Inc. of Tonawanda
Planned Use: Possible future expansion for new facilities and community spaces for K-12 charter school founded in 2001. Seven-acre property is located adjacent to school’s existing campus at 65 Great Arrow. Anderson is now on Military Road in Tonawanda.
